Welcome to the Dickson County Register of Deeds website.
Dickson County is located in the western portion of Middle Tennessee. We are located fifty miles west of our state capitol.
The primary function of the Register’s office is to record and preserve instruments required by law to be recorded, including, but not limited to: deeds, powers of attorneys, mortgages, liens, contracts, leases, military discharges, judgments, greenbelt assessments, and subdivision plats.
My staff has scanned our documents for viewing back to 1970. We are presently indexing the older documents to provide easier access to all records. Internet search of our records is available at www.ustitlesearch.com. All recorded documents are a matter of public record excluding military discharges.
The Register’s office provides beneficial information to attorneys, realtors, surveyors, appraisers, lending institutions and the general public. Our office serves the public in an efficient and operational manner proving to be a viable asset to Dickson County.
The Register is elected to a four-year term. Jackie Farthing was elected to her first term as Register in August of 1998 after serving as Chief Deputy in the office for twelve years. She is currently serving her 3rd term as Register of Deeds.
She has integrated the office with advanced computer technology hoping to better serve the citizens of Dickson
Requirements To Record Documents
1. Name and address of person or firm who
prepared the document. The return to must be on the document and should
match any enclosed pre-addressed envelopes.
2. Instrument should be dated.
3. Name and address of Grantee must be on
any document conveying property.
4. Name and address of person or firm who
should receive tax bills on any document conveying property.
5. Map and Parcel Number (on all documents
conveying property) all property information can be found at

6. Legal Description
7. Source of Title-state the book and page,
and the type of document by which the property was conveyed.
8. On assignments, releases, and amended or
modified instruments, give the book and page of the source document.
9. All refilled documents should state, on
the front page of the document, the reason for re-filing.
10. Signatures of proper parties.
11. All signatures must be notarized.
12. Each notary acknowledgment must have:
a. Names of Parties who
have signed document
b. Signature of Notary
c. Notary Seal – if
required by state
d. Corporate of
Individual acknowledgment
e. Date of
Acknowledgement
f. Notary Expiration
date-if required by state
13. Correct fees and Charges
14. Any attachments or exhibits as call for
in the document
15. The “Max Debt” Statement for any
document concerning indebtedness should be stated as follows: “Maximum
principal indebtedness for TN tax recording purposes is $_______ . On
amendments, assignments or modifications, enter an amount ONLY the
amount of INCREASE if any. Any modification 60 days old is subject to a
$250. penalty in addition to the mortgage tax only in the event of an
increase indebtedness.
